A Notary Public is a person of proven integrity appointed by the government to serve the public as an impartial witness in taking acknowledgments, administering oaths and affirmations, and performing other acts authorized by law. The basis for this direction has to do with persons working and living here in the USA who wish to own real estate abroad. They may be USA citizens, or permanent residents in the USA. They may be of foreign ancestry who wishes to retire in the country of their origin.


  1. Looking for a home without being pre-approved

  3. Choosing a lender because they have the lowest rate. Not getting a written good-faith estimate

  6. Using a dual agent (an agent who represents the buyer and seller in the same transaction). 
  7. Buying a home without professional inspections. Taking the seller’s word that repairs have been made. 
  8. Not shopping for home insurance until you are ready to close. 
  9. Signing documents without reading them. 
  10. Making moving plans that don’t work. 
  11. Do not buy a car or apply for credit that may adversely affect your debt to income ratios. 
  12. Do not schedule out of town trips during the time your loan is being processed. This may delay signing of documents. If you must leave town please advise your processor and make arrangements to sign a “Special Power of Attorney” in favor of someone you trust. 
  13. Do not make any alterations, modifications, additions to your home while your loan is in process. Your loan will be declined and we will be forced to submit it as a construction loan which has a different set of underwriting guidelines. Wait for the loan to fund before you start. 
  14. Do not quit your job or change employment in the middle of the loan processing cycle. This will delay the process by at least one pay period because the lender might require that you furnish them with a pay stub from your new employer. 
  15. Always pay your monthly mortgage on time while the loan is in process. Do not bank on the loan being processed to take care of your payment. If the loan is approved, and funded overpayments will be reimbursed by your current lender.
